Maintenance Manager

Fort Myers

In this role, you will manage maintenance functions, staff and vendors for our beautiful vacation, annual and seasonal rental properties. This includes prioritizing and processing work orders including both urgent and routine maintenance of our rental properties. You will be responsible for ensuring that all maintenance work is done in compliance with OSHA regulations. You will also coordinate with other staff and vendors to provide outstanding customer service to the guests and owners, provide well-timed and proactive property maintenance, and safeguard the good financial health and stability of the property and to complete all required paperwork and reports on time.

What You’ll Do:

  • Provide leadership, coaching and mentoring to the team.
  • Practice and promote safety at all times.
  • Develop and maintain inventories of equipment, tools and other supplies.
  • Ensure residential rental homes meet quality control guidelines and comply with local, state and federal health and safety regulations.
  • Schedule and close out maintenance work orders for the seasonal and vacation properties.
  • Verify maintenance vendor statements and reconcile discrepancies for seasonal and vacation properties.
  • Supervise and assist Annual Coordinator with work orders and vendor follow up.
  • Manage home inspection plan.
  • Review and approve request to use third party vendors.
  • Manage vendor performance.
  • Review and determine the most cost effective method of repairs.
  • Ensure service requests and maintenance related tasks are performed in a timely manner and within budget.
  • Perform accurate tracking and reporting of maintenance work.
  • Interview and hire potential team members and oversee the training and assessment of their work
  • Assist in the development of standard job guides, process improvements and other references for employees
  • Coordinate necessary repairs for company owned offices
  • Coordinate the installation, and tear down, of holiday décor within the timeframe provided by each city’s limits
  • Tracks company issues maintenance equipment, including vehicles and vehicle inventor
  • Make recommendations to improve service and ensure a more efficient operation
  • Ensure residential satisfaction.
  • May be required to carry a company cell phone and be on call for emergencies after business hours and on weekends, on a rotating basis with other staff.
  • Communicate with Director of Operations about any issues, or guest’s questions or concerns brought to you directly.

  • Regular and reliable attendance and your physical presence at the work site.


  • At least four years of work experience in property maintenance
  • Management experience preferred
  • High School Diploma or GED required
  • Bachelor’s degree preferred
  • Must have vacation rental or related service industry experience
  • Possess knowledge of residential repairs to include plumbing, electrical, HVAC, irrigation systems, landscaping, flooring and/or home appliance
  • Ability to review and understand cost estimates and scope of work
  • Knowledge of building codes and rental property health and safety regulations
  • Strong communication and telephone skills are essential
  • Previous management or supervisory experience preferred
  • Ability to work flexible hours, weekend and on call work required
  • Attention to detail
  • Must have good leadership, communication, interpersonal, customer service, organizational and problem solving skills
  • Proficient in MS Office Suite to include MS Word, Outlook, Excel and Internet applications.
  • Strong time management skills
  • Professionalism
  • Ability to multi-task and work in a fast pace and team-oriented environment
  • Valid driver’s license
  • Certifications in HVAC, plumbing, electrical and/or Home Appliance preferred.
